Again, this is just my opinion on things.

Example one, you have to have a good first sentence. It has to capture the reader. But not in the way you learned it in school. Not like "I wake up to the sun shining and energy racing in my veins. I'm ready for training today." Okay, that was two sentences, but still. Your first paragraph has to be good. I've read so many fanfics where the character is just really...off, that I stop reading.

Example two, make it realistic. Try to make it a plot where some part of it was mentioned in the actual books. Again, this is just my opinion. I read and am writing a crossover fanfic, but I just usually read realistic stories.

Example two, make sure you have a problem in your story. Make an enemy, or just a little situation that they get themselves into. Because I read so many stories, especially one-shits that just have them go on a date, have a good time, and leave. That's just plain boring.

Example three, make your chapters a reasonable size. If it's too short, then you have to make more chapters. But don't make them too long, because people will get bored.

Example four, don't make an extremely long story. If someone doesn't have time, they'll get bored, trust me. When you go back to a fanfiction after a day or so, it's not as exciting. So maybe make different books. That way you can have a chance to change something.

Example five, pick a reasonable topic. Don't make a story where Frank turns into a pig, gets slaughtered "accidentally" (Oh my god I regret saying that already) and Hazel is heartbroken so she saves him from the underworld. But then she gets stuck there because she was never meant to be brought back to life, and then Frank is all sad and stuff. (I feel so bad now. I got way to into it.)

Example six, try to maybe write it in a Rick Riordan style. Embrace the character. (What did I just say)

Example seven, try to make inside jokes, or references to the fandom. Because that's always fun to read and write.
